Our aim at Gleneaston Homes is to simplify the process when extending your home by providing a highly efficient, fully transparent and affordable service in the shortest time possible and with the least amount of disruption without compromising on quality or design.
We have created a sophisticated online configuration tool so you can design your own extension in a matter of minutes and receive an instant quotation proposal. Once you have confirmed your order we then fabricate your extension off-site in our manufacturing facility. Once completed the installation onsite takes just 5 days.

Do I need planning permission?
Whether you need planning permission for a home extension depends on various factors, including the size and type of the extension, your property's location, and any existing planning permissions.
Generally, minor home improvements may fall under "exempted development," meaning they do not require formal planning permission.
However, larger extensions or those in specific zones may need approval.

Modular construction offers several advantages when compared to traditional block built methods.
1. Speed of Construction:
Modular Construction: Modules are manufactured off-site in a controlled environment concurrently with on-site foundation work, allowing for faster construction timelines.
Block Build: On-site construction can be more time-consuming due to sequential processes and potential weather-related delays.
2. Reduced Disruption:
Modular Construction: The majority of construction activities occur off-site, minimizing on-site disruption, noise, and dust. This is especially beneficial in residential areas.
Block Build: On-site construction can be more disruptive, impacting the surrounding environment and potentially causing inconvenience for residents.
3. Consistent Quality:
Modular Construction: Modules are produced under controlled conditions, leading to consistent quality and precision. The factory setting minimizes variations that may occur in on-site construction.
Block Build: Quality in traditional construction depends heavily on the skills of on-site workers, and variations may arise.
4. Weather Independence:
Modular Construction: Off-site construction is less affected by adverse weather conditions, ensuring consistent quality and avoiding weather-related delays.
Block Build: On-site construction can be delayed or affected by inclement weather, leading to potential disruptions and increased construction time.
5. Cost Predictability:
Modular Construction: Costs can be more predictable due to controlled manufacturing processes, reduced construction time, and minimized on-site issues.
Block Build: Costs in traditional construction may be subject to fluctuations based on on-site factors, delays, and unforeseen circumstances.
6. Environmental Benefits:
Modular Construction: Reduced waste, improved energy efficiency in controlled environments, and optimized material usage contribute to environmental sustainability.
Block Build: On-site construction may generate more waste, and the environmental impact can be influenced by construction practices.
7. Concurrent Processes:
Modular Construction: Design, fabrication, and on-site preparation can occur simultaneously, reducing overall project timelines.
Block Build: Processes in traditional construction often follow a sequential order, potentially leading to longer project durations.Ultimately, the choice between modular and block build methods depends on project-specific requirements, budget considerations, and the desired balance between speed, quality, and customization. Both approaches have their merits, and selecting the most suitable method involves weighing these factors based on the unique needs of each construction project.

If you require a full knockout there will be a minimum of 1-3 days where the back of the house will be open. However, we endeavor to have the new extension fitted and sealed within 2-3 days allowing you to regain full use of your home.
Note: If a knockout is not required, there is no reason for the homeowner to vacate the property.
The majority of construction activities occur off-site, thus minimizing any materials on-site disruption.
Are there any additional/hidden costs ?
Once you have confirmed your design and your project manager has carried out an onsite inspection we can confirm a final quotation before commencement.
However, the groundworks are the most unpredictable factor in any construction project. Although we will do our very best to identify any issues before commencement we do encourage all homeowners to have a small contingency in the budget for any unforeseen issues during this stage.
